Most Bedford and Hurst lawns sit on blackland clay that swells after a storm and shrinks in August. - Turn it on We start at the controller on the garage wall or the valve box in the parkway. Every zone runs while we watch: dry St. Augustine next to a soaked strip, a rotor that never turns, mist that never reaches the soil, or a zone that keeps watering the curb after the station ends. Those patterns map to different parts on Mid-Cities systems — Rain Bird, Hunter, Toro, and mixed builder manifolds alike.
- Find the cause We meter 24-volt stations, crack open flooded valve boxes (common after North Texas storms), check throw at the first and last head, and watch the water meter if the bill jumped with no geyser. You get a plain list: what failed, what we will replace today, and what can wait until the next heat wave.
- Mark utilities if we dig Public lines get marked before we open a Bedford or Euless parkway. Clay trenches next to SH 121 corridors and older Stonegate laterals are not places to “be careful” around gas. If a mark sits on our dig path, we move the repair.
- Repair Head, solenoid, diaphragm, PVC coupling, low-voltage wire, or timer board — whichever actually failed. Spray stays with spray and rotors with rotors so one side of a Colleyville lot is not mud while the Keller-facing side stays crunchy. We do not upsell a full manifold for a $12 coil.
- Set the timer Water at night. Split long run times into shorter cycles so Mid-Cities clay can absorb instead of runoff. Enable the rain sensor. - Put the grass back Sod or plug match on HOA parkways in Colleyville, Southlake, and Keller. Photos go to the property manager when commons are involved. The trench is not left as a committee photo opportunity.
